These terms cover your use of mtalenterprises.com and the resident and owner portal run by MTAL Enterprises LLC ("MTAL", "we"). By using the site you agree to them.

Using the site

The public pages show homes MTAL has for rent. Listings can change or come down at any time. An application is a request, not a lease, and does not hold a home.

Your portal login

Portal logins are for MTAL's residents and owners. Keep your password and your authenticator code to yourself, and tell us right away if you think someone else has used your login. Do not try to reach information that is not yours or interfere with the site.

Your lease comes first

The portal is a convenience. Your signed lease and its addenda set your rent, due dates, fees and duties. If anything shown in the portal differs from your lease, the lease controls. Tell us and we will correct it.

Payments

Rent is paid through Baselane under Baselane's own terms. A payment can take a few business days to show in the portal.

Maintenance and emergencies

The portal is not monitored around the clock. For fire, a gas smell or anyone in danger, call 911 first. For urgent repairs call (843) 516-9530.

Connected services

The owner side of the portal can connect to MTAL's own QuickBooks Online company to read account balances. That connection is for MTAL's internal use only and can be disconnected by an owner at any time.

No warranty

We work to keep the site accurate and available, but it is provided as is, without warranties, and may be unavailable at times. To the extent the law allows, MTAL is not liable for losses that come from using the site or from it being unavailable.

Changes and governing law

We may update these terms and will post the new date here. South Carolina law governs these terms.
